Welcome to the Weekly Building Ops Buzz, a topical briefing about property operations in ANZ from the team at Frankie.
COVID requires us to rethink our operating assumptions, this update aims to give you a view of the market.
This week is all about:
✅ Getting your property up and running
👷 Working with contractors
🏢 Welcoming people back to your site - communicate early and often
😷 Revenues down in the time of COVID
🔮 Thinking to the future

✅ Getting your property up and running
Ministry of Primary Industries and Foodsafe released a great checklist for re-opening sites - see here for more information
Flushing your water system is a must - check out details and instructions here
For those concerned about Building Warrant of Fitnesses - MBIE has issued guidance here
Rule of thumbs seems to be that if you missed a 12A over this period, talk to your IQP or BWOF specialists to document this missed due to COVID
If a building is vacant and the alarm or sprinkler go into fault or activated then these IQP would be classified as essential services
If a system does not function as designed and intended, if its life threatening, then it needs to be repaired so it would function
👷 Managing that backlog
Managing that backlog of tasks from lockdown may take a bit of time as operations ramp up
Schedule a call with your main contractors to make sure you’re on the same page
Check your calendar and make sure plumbers and electricians on site are communicating on tasks and areas of work
Keep your ops team on site briefed on who’s going to be where
Ensure you’ve got Health and Safety briefings front of mind - the team at Forsite can help you get sorted here
🏢 Welcoming people back to your site - communicate early and often
Moving into level 2, we’re all ready to get back to the office
At the beginning of COVID, we released an update on what to expect and tips from the industry. Many of these lessons still apply:
Communicate early and often - work with People teams to assure people at your site you’ve got them
Work with your cleaning team to increase cadence and communicate that you’ve got this covered
Tell your peeps to bring a jersey - if you’re increasing the fresh air intake to as close to 100%, the office might be a bit colder
Signage helps to communicate these messages - check out some of the posters here
😷 Revenues down in the time of COVID
April Rental collections in Retail fell in New Zealand to 30% collection; Industrial and office were less impacted at 60-70% collection rate (source: Re-Leased reports)
As a landlord or occupier, cost management and cost control will be important. We recommend reaching out to your Finance team and schedule time for a cost review in the next month. More info here
🔮 Thinking to the future
In the lockdown, we’ve been doing a bunch of thinking about where technology can help simplify workflows to get more done for less. Looking forward to updating you soon about this
So has Goodman Property - they’ve got a series of Thoughts Starters on where property + technology intersect. Worth a watch over a hot brew anytime
Please get in touch if you have any questions about the above.
Nga mihi and stay safe,
Georgie
